New City Road

Located next to a 16-storey tower in a suburban part of Plaistow, this site was identified by the Council as part of their ambitious affordable homes building programme.

Our proposal is for 28 new homes arranged in a new apartment block with an adjoining terrace and two semi-detached houses. This high-quality development has been designed to stringent Passivhaus energy performance standards in order to eliminate fuel poverty and reduce carbon in operation. The scheme also incorporates new landscaping and children’s play facilities alongside security enhancements to improve the setting of existing tower and pocket park. The homes will be 100% social rent, owned and managed by the Council.

Mediating between the existing tower and the surrounding terraced housing, our six-storey apartment block provides a strong marker which frames the entrance to the new landscaped courtyard and creates a step-down to the three-storey family terraces on Jedburgh Road. A cream multi brick defines wall planes and large openings, glass reinforced concrete (GRC) cladding panels provides crisp solid infill panels which contrast with the more rustic texture of the brick.
